美国房地产投资信托的发展及对我国的启示

摘要:

在分析美国房地产投资信托发展历程与经验基础上,探讨了我国发展房地产投资信托的问题,认为应立足于我国金融业和房地产业发展的现状,借鉴美国房地产投资信托的成功经验。分析了房地产投资信托的一般特点和优势特征,以及所存在的收益与风险。对我国发展房地产投资信托从五个方面提出了相应的政策建议:加快制度建设;建立发达的二级市场;加快培育市场参与主体;加强对信托投资公司的监管;培养房地产投资信托的专业人才。

Abstract:

This essay first probes into the significance and feasibility of developing real estate investment trust in China after discussing about itsdefinition,features and history.The authors believe that we can borrow from the successful operation of real estate investment trust in the US.And taking the present state of financial and real estate industry in China,they suggestions that China′s real estate investment trust be developed with the following measures:quicken the establishment of relevant laws and regulations,set up active secondary market,foster market entity,reinforce supervision over trust and investment corporation and coach professional personnel′s in real estate investment trust.
